Sim Racing in 2013

Something to think about as we head into Christmas and the New Year.
What racing sim being made at the moment that is expected to be released in 2013, will come out on top?
The three main ones are: rFactor 2, Project Cars, Assetto Corsa. I suspect there will be a following for GTR3 but would that be as moddable as the others.
I hope rFactor 2 gets as big as rFactor but the other two are looking impressive.
What are your thoughts on this.
